The seeds of Michael Johnson’s career were planted in high school, when he won a Future Business Leaders of America entrepreneurship contest representing the Western United States. Life intervened for a while: a mission, college, family and a series of jobs, but that early spark never fully dimmed.

Two layoffs shaped what came next. Johnson lost a production management role when a Utah clean-room manufacturer moved operations overseas, then landed what he called his dream job at a software company, only to be displaced 19 months later when Microsoft acquired the firm. Those experiences hardened a personal resolve: He would never again place his livelihood in someone else’s control.

After buying his first home in a townhome community, Johnson was elected its first homeowners association President. Through that role he spotted a significant gap in Utah’s property market, community association management, and he set out to fill it. Drawing on a marketing and public relations foundation from BYU, the discipline instilled by his retired Navy father and the people-first values taught by his mother, he founded what became FCS Community Management. That company ultimately evolved into HOALiving Holdings.

As Owner and Chief Executive Officer, Johnson now oversees an organization that managed tens of thousands of Utah homes and, more recently, expanded into other states while launching COREsolutions, a back-office and accounting service for other management companies and large self-managed associations. In 2023 his team adopted the Entrepreneurial Operating System, freeing him to step fully into the role of visionary and focus on long-range strategy across a multi-year horizon.

His influence reaches well beyond his own firm. Johnson and HOALiving Holdings are deeply involved with the Community Associations Institute at the state, national and global levels, and in 2002 they led the effort to establish a regional chapter that expanded access to education and advocacy. The company holds the highest number of Professional Community Association Managers in Utah, the industry’s most advanced individual designation.

When proposed legislative fee caps threatened the sustainability of the field, Johnson united roughly 30 companies whose combined time and resources helped defeat the measure. He continues to build intentional relationships with lawmakers to advocate for responsible policy and long-term industry health.

Being named a Titan 100 Honoree affirms more than two decades of service as an author, speaker, faculty member and policy advocate. Yet Johnson is proudest of the culture of service and professional growth he has cultivated. He encourages employees to earn their designations and pursue community service, backing those efforts with company-paid time and resources, and HOALiving Holdings employees serve as chapter Presidents, educators and volunteers across their communities.

His guiding belief is that growth comes not from simply adding more people but from building better systems, stronger leaders and a culture that executes. With projections reaching well beyond 100,000 managed homes by 2030, Johnson remains committed to preserving the family-owned culture that has defined the organization from the start.
